I have moved into my new flat in Vienna 4 months and a half ago. The house on the right is being completely renovated . 13 days ago the house on the left of mine started renovation as well i can here drilling all day long from both sides.

I an my flat I have plumber problems, tv reception issue, washing machine and so on problems since i moved in. management agency always sent someone to fix things quit quickly but still they are here every week.

the drilling from construction work is soooooo noisy it s driving me crazy and I can t even go in my garden because of the noise and dust.

Can I ask my landlord for a rent rebate?

Can I ask for a rent rebate? What are my rights? what % rebate should I ask?

Thank you so much for your help.

let me just check my Austrian landlord/tenant lawbook and I'll get right back to you.

Ok, it says here in Austria if your landlord begins construction near your apartment you can either ask to be let out of your lease or kick him once in his Wiener Schnitzel each day until he complies.

Assuming that you did not sign a long term lease, i.e. you're renting on a month to month basis, I'd ask for a 35% reduction and negotiate from there if necessary. Look at it from the perspective of those who are renting the property, if you ditch the place and move to another location, your unit will likely sit vacant after your departure up until the time that construction begins to wind down on your two neighboring homes...
Trust me, the landlord wants to retain you as a renter... they don't want you going anywhere! Don't let 'em push you around, the ball is in your court!

Aside.. do these construction workers start before 8AM and/or work past 5pm?
Do they work Saturdays & Sundays too?

That sucks that you have to take the burden of all of the rework/retrofitting in you unit... shit, you move in and you experience plumbing problems, washing machine problems etc. ... what a buncha flakes!
